From first drawing to move-in
How a custom home comes together
Every custom home is different, so we go through a realistic timeline for yours before you commit. Starting the design and permits early means you can build as soon as you’re ready.
We look at your lot, what your city allows on it, what you want to build and the budget you have in mind. You get an honest answer on what fits before you commit to anything.
Floor plans, renderings and a materials list, designed around your lot and how you live. On a custom home this stage takes the most back and forth, and that is expected. We plan the full budget alongside the design, so the money lasts to the finish.
Structural engineering and Title 24 energy calculations, done by the same team that drew the plans, so the design and the engineering agree before anything goes to the city.
We send the plans to the city, answer every question the city sends back, and resubmit until your permit is approved. Your price is locked in the contract, based on the approved plans and a detailed scope of work.
Licensed crews for every trade, managed by us. We book each city inspection as each trade finishes, so the site isn’t left waiting on the city’s calendar.
Final inspection, city sign-off, a final walk-through and cleanup. Your home comes with a long-term warranty on labor and materials, written in your contract.

How pricing works
No two custom homes are alike, so there is no set price. Yours is built from your lot and your design.
Your price
Quoted for your lot and your design
After we’ve seen your lot and the design is set, we price every item in a detailed scope of work. That price is locked in your contract.
It changes only if you ask for a change, or if we find something nobody could see before work started. Either way, you approve the new price in writing before any work is done.
What moves the price
The size of the home, your lot and the site work it needs (preparing the ground and running utilities), how complex the design is, your finish choices, and what your city requires.
Finishes, chosen by you
Flooring, tile, cabinets, fixtures and appliances are priced as you choose them, so you decide where the budget goes.
Why city and PG&E fees are separate
You pay them directly to the city and to PG&E, and neither can be priced exactly up front. We run the utility lines as far as we’re allowed, and PG&E makes the final connection. What they charge depends on what their crew needs to do.
