How we’re set up
From first drawing to final inspection
You don’t hire an architect, an engineer and a contractor separately and pass messages between them. One team plans the whole project and owns the result.

Design
Plans, renderings and a materials list, built around your lot and budget.

Engineering
Structural engineering and Title 24 energy calculations, planned with the builders so the drawings can be built.

Permits
We submit to the city, answer every comment and resubmit until your permit is approved.

Construction
Licensed crews do the trades. We schedule and manage every one of them and book each inspection.

Priced in full before we start
The full project is priced from your approved plans and a detailed scope of work, then locked in your contract. You decide in your own time.
Always ahead
The budget is planned before we break ground, each inspection is booked as the trade finishes, and we answer every city comment and resubmit for you. The site doesn’t sit waiting.
Clear about money from day one
A clear scope, exclusions named up front, a $1,000 maximum deposit, and milestone payments that never run ahead of the work.
